Residential Survey Details That Help Plan an ADU Without Guesswork
The back yard looks huge. You pace it off, picture a nice little cottage near the fence, and start browsing plans. Then a residential survey lands and the actual buildable rectangle back there is roughly the size of a garden shed. Setbacks took a bite, the utility easement took another, and the required separation from the house took the rest.
The yard you see and the yard you can build in are different shapes. The drawing is what tells you which one you have.
The Back Yard Is Smaller Than It Looks
Every constraint on an ADU stacks inward from the edges. Side setbacks pull in from both fences. The rear setback pulls in from the back. Whatever survives in the middle is your envelope.
People consistently overestimate that leftover space. A forty foot deep yard can produce a fifteen foot deep buildable strip once the rules apply, and fifteen feet doesn’t hold much of a dwelling.
Measure before you design. Every dollar spent on plans before this step is a dollar riding on a guess.
The Details That Decide Placement
A survey answers the placement question with numbers instead of optimism. These are the ones that matter.
Setbacks for accessory structures
Detached accessory buildings often get their own setback rules, and those rules frequently differ from what applies to your house. Some codes allow an ADU closer to a rear line than a principal structure. Others do the opposite.
Ask your planning department which set applies to a dwelling unit versus a shed, since ADUs sometimes sit in a category of their own. The answer changes your envelope significantly.
Separation from the main house
Many codes require minimum distance between a detached ADU and the existing house, usually for fire reasons. That gap eats yard from the inside out.
It also interacts badly with a deep house on a shallow lot. Push the ADU back to satisfy separation and you may run straight into the rear setback.
Lot coverage and impervious limits
Your house, your driveway, your patio and your new ADU all count toward coverage caps. Those caps are computed against real lot area, which is a number your survey provides and the tax record only approximates.
Owners forget the driveway. It’s often the single biggest coverage item on the parcel and it’s already there.
Easements and where the pipes run
A utility easement across the back is the most common ADU killer I see. You can’t put a dwelling on it, and it’s usually exactly where people want the cottage.
The survey plots recorded easements when you give the surveyor the title work. Without those documents, they’re guessing, so hand them over.
The Trees and the Water
Two things people never plan for until they’re expensive.
Protected trees are the first. Many jurisdictions regulate removal by size or species, and the protection often extends to the root zone rather than just the trunk. A survey locating your significant trees tells your designer where the building can’t go, and it tells you what a permit will actually require.
Drainage is the second. Adding a roof and a slab means water that used to soak in now runs somewhere. Neighbors notice. Some cities require you to handle the added runoff on site, which turns into real money if nobody planned for it.
Ask for spot elevations or contours if your yard slopes at all. Flat yards hide drainage problems, and sloped yards announce them.
What to Ask For on the Drawing
A basic boundary survey locates your lines and stops. That’s not enough for an ADU. Ask for these by name.
- Computed lot area shown on the face of the drawing
- Setback lines plotted for accessory structures in your district
- All recorded easements plotted, with widths
- The existing house footprint located, including eaves and steps
- Driveway, patio and walk edges, for coverage math
- Significant trees located, with trunk size
- Visible utility structures, meters and cleanouts
- Spot elevations or contours if there’s any grade
Tell the surveyor you’re planning an ADU. Scope changes when they know the purpose, and adding items during the original visit costs far less than a return trip.
When the Yard Says No
Sometimes the envelope is real and it’s just small. That’s still useful information, since a small envelope means a small ADU rather than no ADU.
Sometimes the envelope doesn’t exist. Easement across the back, big protected oak in the middle, house sitting too far back for separation. At that point you’re choosing between a variance application, an attached addition instead, or dropping the idea.
Be honest with yourself early. People spend a year and twenty thousand dollars chasing a variance for a project that a survey would have questioned in week one.

Almost certainly, since most permit applications require a site plan showing the proposed structure with real dimensions to the property lines. Does the ADU need its own utility connections?

Septic systems raise a separate capacity question if you’re unsewered. Ask each utility directly, because assumptions here get expensive fast.
